Morar is AI-powered and human-led. Our tools do the heavy lifting, our agent handles the moments that matter — and most of the buyer's commission goes back to you at closing.
Morar is an AI-powered home-buying tool and marketing brand of Lilian Vasconcelos, NV Lic. #S.0205984, with Realty 360.
Start typing a Las Vegas address and pick it from the list, then adjust the numbers. This is an estimate — your final rebate depends on the commission offered and lender approval.
Like the best modern home-buying teams, Morar splits the work: software handles the busywork instantly, and licensed humans handle the judgment calls. You get both — at a fraction of the usual cost.
The AI never negotiates on its own — a licensed real estate professional is with you for every real decision.
The same path a great agent walks you down — just faster, more transparent, and with money back at the end.
Find any home on the market. Morar AI values it, pulls comps, and surfaces the disclosures that matter.
AI + conciergeBook a showing and your local agent meets you at the door — flexible, reliable, pressure-free.
Local agentYour terms are AI-drafted in minutes, then a licensed real estate professional reviews and negotiates on your behalf.
Licensed proA coordinator handles the paperwork, and your rebate is credited to you at the closing table.
CoordinatorTell us what you want in your own words — bedrooms, budget, the feel of the place. Morar turns it into a search and shows you real homes on the market.
Search the homes available on the market right now, filter by price, beds, baths and more, then run the numbers on any one with a click.
Most buyers think the choice is "pay 3%" or "go it alone and hope." Morar is the third option — full support, a fraction of the cost.

Morar is helping buyers in Nevada today. Buying somewhere else? Request your state below — the more people ask for it, the faster we open there.
A regular buyer's agent keeps the whole commission they earn when you buy a home. With Morar you still get everything a great agent does — representation, help writing and negotiating your offer, and guidance through closing, all handled by licensed professionals — but only 1% of the price is kept (with a $2,000 minimum) and the rest comes back to you as a credit at closing. On top of that, you get smart tools, tours whenever you want them, and a whole team instead of leaning on one person for everything.
In almost every sale, the seller pays a commission to the buyer's side. With Morar, a licensed agent represents you and claims that commission, and everything above our small fee comes back to you. For example, if the seller offers a 3% commission on a $650,000 home (about $19,500), Morar's fee is 1% ($6,500) and you get the other 2% (about $13,000) as a credit at closing.
You can, but if you go it alone you usually lose the entire buyer's-side commission. Most listing agreements say the seller's agent keeps the full commission for both sides of the deal if no buyer's broker is involved. So you'd end up doing all the work yourself while the listing agent pockets the savings. With Morar, a licensed broker claims the buyer's commission on your behalf and gives most of it back to you at closing.
If you're getting a mortgage, closing costs usually run about 2–4% of the price. Your Morar credit — up to 2% — is applied toward those costs, so you bring less cash to the closing table. If you're paying cash, the credit simply lowers the total amount you need to bring to close.
Yes. Buyer commission rebates are legal in Nevada. Morar's tools help you through the process, and your purchase is handled by licensed real estate professionals — it's a legitimate, above-board way to buy.
Absolutely. Your agent tours homes with you, negotiate your offer, and guide you through closing. The AI just removes the slow, repetitive work so your agent can focus on you.
On a $450,000 home with a 3% buyer commission, you'd get roughly $9,000 back under our 1% model. Use the estimator above to see your number for any price.
There isn't a hidden one. Our fee is just 1% of the price (with a $2,000 minimum), shown up front — you keep the rest of the commission as a credit at closing. We keep our fee low and make it up on volume and efficiency.
Any home on the market. Morar pulls from the same MLS listings you see on Zillow and Redfin, so your options are identical — you just get better tools and money back.
It's credited at the closing table. You can take it as cash, apply it to lower your purchase price, or use it to reduce your closing costs or monthly payment.
